This paper analyzes how to improve New York City's urban design and real estate development. The problem is that there is a persistent conflict between the developer and the community in which he is building. This problem leads to both parties not being satisfied and many times no conclusion being met. Other times a more than desirable building is built to meet the minimum of community needs while also generating enough revenue for the developer. This is studied using a case study that consisted of a detailed review of urban design literature, contextual analysis, site analysis, real estate analysis, observation and an interview. The overall strategy was to find a potential way to provide an alternative urban design of one specific site, using it as an experimental pilot site that could be applied to other NYC developments. The chosen site was in Crown Heights, Brooklyn: 960 Franklin Avenue, a site of a proposed two 39-story high-rises. It was the subject behind Brooklyn Botanical Garden's 'Fight for Sunlight' campaign which sought to fight for not changing the site's zoning from a 6A, (allowing for up to seven story building height) to a R9D/C2-4 (which allows up to 39 stories and ground floor commercial uses.) These analysis results in 12 urban design guidelines for future development. These guidelines all contained at least one implication. An analysis of which design guidelines could be combined or eliminated. The conclusion was that the developer should pay more attention to what the community needs and provide a human scaled development with varying building heights while keeping the historic textures and building materials. Future research is need to be conducted to study how the Brooklyn Botanical Garden's administration could better support the ideals of the long-term residents of the Crown Heights/Prospect Lefferts Garden neighborhoods.
