This study measured the relationship between both COVID-19 and demographic factors and residential mobility in New York City. Residential trends were identified using the city's property sale data and calculating Moran's I. Cold spots of sales were identified in a Getis-Ord analysis. Binary logistic regressions were calculated between sales cold spots and block groups' density, income, and racial composition, and between cold spots and clusters of dissatisfaction-related 311 calls. Sales decreased by 25.08% in 2020. Denser areas were more likely to be cold spots in 2019 and 2020, but this correlation weakened by 99% in 2020. Racial divides in the market appear to have exacerbated in 2020. Areas that were clusters of dissatisfaction-related 311-calls were more likely to be cold spots, specifically clusters of animal-, pandemic-, public health-, and water-and-sewer-complaints. The regression results suggest the pandemic resulted in 2020's declining sales and exacerbated racial differences in sales cold spots.
